Comodoro Sisal is a residential development that engages in dialogue with its surroundings, located on the coast of Sisal, Yucatán, facing the sea. Conceived with a vision of integration with nature, the project embraces an architectural approach that responds to the site’s conditions, employing local materials and passive design strategies to minimize environmental impact while enhancing the sensory experience of living by the ocean.
The architectural language is rooted in a contemporary reinterpretation of Yucatán’s traditional construction techniques. Elements such as Maya stone and the geometric patterns found in historic haciendas are blended with a refined material palette inspired by the natural landscape: the sandy tones of the dunes, the deep greens of the vegetation, the emerald hues of the sea, and the soft pink reflections of the nearby lagoon. This interplay between architecture and context strengthens the project’s identity and its connection to the site.








The development consists of 22 four-story buildings, strategically arranged to optimize cross-ventilation and maximize views of the surrounding landscape. Within these structures, 84 residential units are distributed across three distinct typologies, each designed to create a seamless connection between indoor and outdoor spaces, fostering an experience that embraces the region’s warm climate and natural setting.








The architectural program is structured around communal spaces that promote well-being and a sense of community in a tranquil environment.
Three swimming pools, a meditation and massage area, a social lounge, an open-air gym, a bar & café, and fire pits are seamlessly integrated into an immersive landscape design, reinforcing a sense of harmony with nature.












For the interior design, material selection follows principles of authenticity and durability. Chukum, tropical woods, river stone, and handcrafted tile flooring not only bring warmth and texture to the spaces but also establish a direct link to the region’s traditional building techniques.
More than just a real estate development, Comodoro Sisal is conceived as an architecture of place—where living means experiencing the landscape in a conscious and profound way.
