Amid mangroves, coastal breezes, and the ancient henequen fields of Yucatán, Resort Viamarina emerges as an act of regeneration.
Where agave once shaped the landscape and sustained a culture, nature now returns to reclaim its rhythm and weave a new harmony between land, architecture, and life. The project stands on a simple yet profound premise: to inhabit without destroying, to build by regenerating.
Its master plan spans 195.65 hectares, of which more than 70 hectares are preserved as ecological reserve, forming a natural corridor that protects biodiversity and restores the site’s environmental balance.
Developed in two stages, Viamarina combines vertical and horizontal housing, urban facilities, recreational areas, and community spaces — all designed to coexist respectfully with the environment.












Bioclimatic Design
The architecture adapts to the climate through bioclimatic design: cross ventilation, solar orientation, shaded roofs, and locally sourced materials that dialogue with the land. Vertical construction minimizes the footprint, freeing ground for gardens, water bodies, and reforested areas.














Bio-Natural Park
At the heart of the project lies the Bio-Natural Park, a sanctuary of water and life. Slow rivers, lagoons, and cenotes intertwine with pathways, pergolas, and shaded rest areas, creating an immersive landscape where architecture blends softly with nature.














Movement priority
The main mobility axis prioritizes the human scale: shaded walkways, bicycle lanes, and electric cart routes connect every part of the resort — the residential zones, the gastronomic corridor, educational and cultural areas, entertainment spaces, supermarket, and temporary markets.
Everything is designed to be within reach, encouraging movement on foot, by bike, or in quiet electric flow — without haste, without distance, always in touch with the surroundings.












Viamarina is more than a place to live; it is a place to reconnect. A union of sustainability, community, and everyday pleasure, an architecture that breathes with the earth, moves with the wind, and grows with time.
Isla Colorín -
A Sanctuary of Elevated Living
Isla Colorín is conceived as an intimate archipelago within the landscape, a collection of ten elevated cabins that rise lightly above the ground, allowing nature to flow freely beneath them.
Suspended among vegetation and water, each structure honors the land by touching it softly, preserving the natural topography and enhancing the experience of immersion in the environment.










The cabins are designed as floating retreats, where architecture merges with the surrounding gardens, breezes, and filtered sunlight. Their upper-level living spaces open onto panoramic terraces that blur the boundary between indoor comfort and open-air tranquility. Below, the ground level becomes a shaded, open platform for gathering, relaxing, or simply listening to the movement of the trees.
Inside, the program unfolds with thoughtful flexibility: a master bedroom, full bathroom, equipped kitchen, and a multifunctional living space that can transform into a second bedroom. Natural materials — wood, stone, soft earthy textures — echo the palette of the region and reinforce the connection to place.










Meandering pathways and landscaped walkways thread the cabins together, linking them to the water systems and communal spaces of the resort while preserving privacy and serenity.
Isla Colorín embodies the essence of Viamarina: architecture that is light, respectful, and deeply attuned to its surroundings, a place where elevated living becomes an intimate dialogue with the land, the wind, and the quiet rhythm of nature.
