Ephimera Tulum is a residential complex of 240 apartments, conceived as a contemporary interpretation of a Mayan fortified city, surrounded by open-air water bodies that recreate the experience of cenotes. This design approach creates the impression that the buildings float above the water, which flows throughout the development, providing freshness, identity, and a continuous dialogue with nature.
Through solar and orientation simulations, the volumes were strategically cut at 45° angles, improving air circulation, promoting cross ventilation, and framing natural views. These geometric gestures not only optimize comfort but also define a distinctive architectural identity for the project.
















The interiors are designed as suite-style living spaces, enhanced with super-furniture that adapts to different daily activities without compromising comfort or efficiency. This flexible approach makes Ephimera an ideal destination for digital nomads and temporary visitors, offering a balance between functionality and warmth.
Materiality and finishes celebrate the natural palette of Tulum—sand tones, lush jungle greens, and sustainably sourced tropical woods—bringing a sense of place and authenticity to every space.
